This section of your home inspection report contains general disclosures, safety tips and tricks, maintenance information, and educational information, and links to the Internet which should help you enjoy home ownership by expecting the unexpected. They have been alphabetized to make it easier to return to them for future reference.
After you close escrow and move in, you will discover problems with your home—not “might discover” or “possibly discover,” but “WILL DISCOVER.” That is because you are buying a piece of real estate, and real estate changes on a daily, even hourly basis, in response to changing weather conditions, daily use, lack of daily use, and neglect. All of those things are called home ownership.
Your inspection report is not a guarantee that things won’t break down or otherwise become problematic during escrow or any time after the inspection took place. In fact, your inspection IS NOT insurance of any kind whatsoever because Rook Home Inspections LLC is not licensed in New Jersey as an insurance provider.

Your report is simply a documentation of the conditions of the property AT THE TIME OF THE INSPECTION, and any implication that this report is or might be insurance on your property and its systems and components is expressly denied here. Therefore, Rook Home Inspections LLC will not pay for repairs or replacement of items or components just because they broke down or are causing problems.
In many cases, people continued to live in and use the property on a daily basis for many days after the inspection, sometimes as long as several months in rent-back situations. And for vacant residences, well, there wasn’t anyone around to take care of things, so they deteriorated. Things fall apart just as much from non-use as they do from daily use or from excessive use.
So the best thing you can do to protect your interests in your house is to get a good insurance policy covering everything about your house (roof, walls, foundation, plumbing, electricity, etc.) and everything in your house (dishwasher, heating and cooling system, etc.).
