Also note that home inspectors are conducting a visual inspection, so once all those visual clues of past history have been modified, deleted, or otherwise obscured, we can’t do much to help you other than report on what we saw at the time of the inspection. And as hard as we might try, we cannot predict the future, and don’t claim to be able to do so, but when we have no visual clues concerning past history, it is impossible to even guess what might happen down the road, so get those receipts from the seller, and get them soon. In fact, make that phone call right now to the seller or seller’s agent and request those receipts. They are that important to you.

If your property has been completely renovated, or was still being renovated or constructed at the time of the inspection:
Recommend using caution on property until renovation is complete.
Recommend careful observation and testing during final walk-through.
Recommend creating a list of appropriate personnel (plumber, electrician, etc.) for use in an emergency situation if something fails during move-in or shortly thereafter (this is common). Create your list before moving in, and seek references for those you put on your list.
